Project Start: A Custom High-Wall Sunroom for a US Home

A new custom sunroom project just moved into the framing stage. This is a high-wall sunroom built for a residential property in the United States. The design uses a three-side wall connection method. The homeowner chose the Victorian Garden Room style. The total size is 78703710H6448MM. That number means length, width, and eave height in millimeters.

The high-wall sunroom is not a standard lean-to design. Three sides connect directly to existing exterior walls. This creates a very sturdy structure. It also improves thermal bridging control. The Victorian Garden Room look adds decorative brackets and ridge detailing. Those elements make the sunroom fit older or traditional style homes.

Why a Three-Side Wall Connection Works Better

Many sunroom kits only use two wall connections. That leaves one side open or partially glazed. But this high-wall sunroom uses three sides attached to the house. Two side walls and the back wall connect to the building. The front wall stays fully open for glass panels and a door.

This connection method increases wind load resistance. It also reduces material flex during temperature changes. The existing house walls act as stabilizers. No additional steel posts are needed in the corners. The whole assembly becomes stiffer. That matters for tall eave heights like 6448MM. A high-wall sunroom with this height needs strong lateral support. Three connected walls give that support naturally.

Site Preparation and Foundation Work

Before any framing started, the ground was leveled. A concrete slab was poured at 6448MM below the highest grade point. The slab thickness is four inches with rebar reinforcement. Anchor bolts were set where each wall plate lands. Measurements were checked twice against the 78703710H6448MM plan.

The existing house walls were inspected for plumb. Two of them needed minor shimming. That step took one extra day. But it ensures the high-wall sunroom will have straight sightlines. Waterproof membranes were applied to the house connection joints. Flashing was bent on site to match the brick profile.

Frame Erection for the Victorian Garden Room

The framing lumber is pressure treated for ground contact. Wall plates were bolted through the house sheathing into studs. Every bolt hole was pre-drilled to avoid splitting. The three-side wall connection uses lag screws at 16 inches on center. Corner posts are doubled 2x6s. That provides enough strength for the tall 6448MM eave height.

Rafters were cut with birdsmouth joints. They rest on a front beam and the house ledger. The Victorian Garden Room look requires decorative rafter tails. Those tails extend past the front beam by eight inches. They were cut from the same lumber and sanded smooth. Ridge boards run the full 7870MM length. No splices were allowed. A long ridge board keeps the roof line straight.

Glass and Glazing Progress

The front wall received its aluminum-framed glass panels last week. Low-E coated glass was used for the whole high-wall sunroom. Each panel weighs about 70 pounds. Two workers lifted and seated every panel into the frame. Rubber gaskets were compressed evenly. No air gaps remain.

The side walls also have glass openings. But the three-side wall connection means those sides are partly solid. Only upper sections hold glass. Lower sections are framed with insulated panels. That design prevents excessive heat loss. It also gives privacy at floor level. The glass install will finish in three more days.

Roofing and Trim Work

Asphalt shingles were chosen to match the main house. Underlayment was stapled over the entire roof deck. Drip edge metal was installed along all eaves. The high-wall sunroom roof slopes away from the house at a 3:12 pitch. That is enough for water runoff but low enough to keep the Victorian profile.

Corner trims and crown moldings were added this morning. The Victorian Garden Room style uses two layers of trim at every corner. Dentil blocks are spaced every 12 inches under the front beam. Those details take extra labor but create the desired look. The homeowner inspected the trim and approved it.

Next Steps and Completion Date

Electrical rough-in starts tomorrow. Three outlet boxes and one ceiling fan box will be added. No switches are placed on the three-side wall connection walls. Those walls belong to the house interior. All wiring runs inside the new sunroom framing instead.

Drywall will go up after the electrical inspection. The high-wall sunroom interior will be painted off-white. Floor tiles were already delivered and stored inside the house. Final glass cleaning and weatherstripping adjustments will happen on the last day. Completion is scheduled for two weeks from today. The total build time for this 78703710H6448MM Victorian Garden Room will be 23 working days.
